Administration fee £204 per tenancy (tenant’s share)
This is a fixed cost fee that can cover a variety of works including but not limited to negotiating the tenancy, receiving the reservation fee, verifying references and drawing up contracts.

Referencing fee £60 per tenant and per guarantor where applicable

This includes checks on identity, immigration and visa confirmation, financial credit checks, obtaining references from employers and landlords and any other information to assess affordability.

Security deposit
A security deposit equivalent to six weeks’ rent will be collected and protected in a government-authorised scheme.  Any increase in the amount of the security deposit collected, for example when a pet is agreed, will be subject to separate negotiation. Any interest earned on the deposit shall be retained by the Landlord's Agent.

Check out fee
End of tenancy inventory check out based on the size of the property and whether furnished or unfurnished.  Prices range from £95 for an unfurnished studio to £305 for a five bedroom furnished house.  This fee is taken at the start of the tenancy.

Other fees and charges

These fees and charges are reviewed on a periodic basis and charged at the rates currently in force at the time the invoice is raised.

Renewal fee £102 (tenant’s share) for arranging necessary documentation and sending out for signature.

Changes of occupancy £102 administration fee per tenancy plus £60 referencing fee per tenant.

Letter or email sent by Marshalls regarding late or non-payment of rent £15 per letter or email.

Unpaid rent/returned payments interest at 4% above Bank of England base rate from date due.

Last minute cancellation or change of prearranged property visit, tenancy start date or inventory appointment  £60.

Tenant reference request £36.


Call out services (including out of hours) where actions of the tenant result in the agent or nominated contractors attending either the property or the agent’s office, time to remedy the problem is charged at the prevailing rate, to a maximum of £150 per hour plus any actual costs incurred.

If cleaning, movement of furniture, garden maintenance, remedial works or shopping for lost items is required after the end of a tenancy £30 per contractor instructed.
